A. No. All the houses are built with even measurements.
A. We can build prefabricated houses up to 20′ in width, and 40′ in length. If you would like a larger home we can build and move the house in sections. Or we can also build on site.

A. We use a mixture of different hardwoods.
The three main kinds that we use are Santa Maria, Nargusta, and Mylady.
A. No. Belizean hardwoods are not pressure treated, because they are termite and wood lice resistant with just basic care. However all our wood siding and flooring is kiln dried.
A. Yes, we have delivered and installed many homes to the Cayes. Contact us to discuss the details and logistics. We can also build your home on the site. Both options may have an additional costs involved.
A. Yes. we use hurricane straps in all our houses. Hurricane Richard (2011) had sustained winds of 90+ mph and none of our houses received damages. Beyond that we have no way of testing what our houses can really withstand.
A. We install 6 x 6 hardwood posts spaced every 10 ft under the house. Usually installed 3ft into the ground. If you are on soft ground we can also provide and install 2′ round cement pads, these will be place below each post to prevent sinking. If you would like a cement foundation and/or posts they would have to be built in advance by someone else. We will gladly install your house on top of your cement post and bolt it down. Just contact our office beforehand to get a post plan.
A. Yes we can. Our equipment is able to lift houses to a floor height of 9ft.
A. We do not recommend installing tiles in our prefab custom homes before they are on site and installed. Because the house is likely to shift during delivery which may cause the grout and tiles to crack.
A. Insulation is optional but is recommended. Especially in the ceiling to keep your home cooler during the day. If you plan to air condition your home we would also recommend insulating the walls. Spray foam insulation is the most effective but it will cost more than some other options like fiberglass, double bubble, or single bubble.
A. Hardwood in most people’s opinions looks better, and it also insulates better during the day. But it can also take longer to cool off at the end of the day. Hardwood requires re-painting or re-staining every few years. Metal on the other hand is already painted, and does not really require maintenance of any kind. Metal will have much more heat penetration during the day, specifically on the walls that are exposed to the sun, but it will also cool off as soon as the sun goes down.
A. We have been building houses for over twenty five years. And the original houses are still in very good condition. We do not offer any type of warranty on our homes.
A. All our Prices are in Belize Dollars.
WE RAISE AND MOVE HOUSES. We charge a minimum fee of $100.00 for a site inspection before giving a quote for either moving and/or raising.
